If I were a bettin man I'd say these things are going to be from the low 4's to the low/mid 5's, $300/mo total HOA, and $5000/yr MR.  :p
 
Then there might be some deflection by Test, stating that "I don't understand MR" because I just focus on the total yearly MR bill instead of something else that matters more, which he didn't explain.
 
I saw an ad in today's paper for this dev, and by god they priced them from the MID 400s.  I mean I'm fairly certain the HOA/MR will be comparable to the duplexes over at CG whose plan 1 is 470k.  Seems too close in $/sqft given the inferior location...I mean at most it's a 30-40k difference then...maybe less. 
 
One thing you gotta say for these developments is they're not the cookie cutter bland beige like everything in Irvine.
 
I'll say this. I dig Plan 3.  It seems space efficient enough.  Though given that the largest plan in the CG duplexes is priced at 599 and the small price disparity between the two devs' plan 1s, I bet it will be close to that 599...and too much.

Agree completely here and this is why we loved CG and made an offer one a 4000sq ft home on Camilia.  Bank even accepted but we backed out after thinking hard about our $25K a year tax+MR+HOA.  Just didnt make sense.

This is why we are really aiming for Tustin Fields.  Same location as CG and has similar look and feel in that its not the boring beige of Irvine but has much less MR than CG. 
 
Is anyone going to the grand opening this weekend?  Maybe you can ask them what's up with the schools?

If I have to consult the Sales Counselors for up to the minute availability...who do I talk to about up to the SECOND availability???

 
I haven't visited yet but I spoke to one of the salespeople just now.  For the Plan 3 that I actually thought was nice:

$479,000 base
$342/mo  sub,master HOAs
1.2%        base tax rate
$5,600    mello roos

All I gotta say is: wow.  That's $1,300 per month in HOA and taxes.  No wonder they had to lower the base prices.  OUCH!

By the way, these are direct quotes from the salesperson.  If you have some different information test, I'd be glad to see it.
