<p>I was wondering if anyone out there has any thoughts on the Toll Brothers homes in Yorba Linda. Specifically, are they hurting enough so that we can we expect Toll Brothers to drop their prices? My wife have fallen in love with a floorplan that has a base price of about $1.4m. Do you think they will drop the price? Can we go in and offer less? I would be all over it if the price would go down to $1.25m or so.</p>

<p>i also like the homes there. i'm sure you know this already, there is NO MELLOROOS and NO HOA! they have lowered their prices already in the past few months and i do expect them to drop more in the future. i dont think it would hurt to go make an offer for less than their selling price.</p>
 
My parents also like these homes. They are also waiting for 1.2 mill to jump in. They haven't lowered prices much. I first looked at them in march with my parents. They were offering 20K incentives then, it's now 30-40. Not much of a drop AND rates are now 200 bps higher.





I think your best bet is to wait until dec/jan and hope some of the homes that have been "bought" get cancellations and Toll is forced to make some deals. The first phase homes should be completed around then. I'm actually not sure what's going to happen here and will be a good test case. These homes are a real "value" vs stuff in Irvine. You get lower tax rate and more house for the money. The floor plans are much nicer than the cookie cutter stuff I see from other builders. There aren't alot of homes here, so there may be enough demand to keep prices up. We shall see.
 
When Toll has to start competing with the specuflippers that have been foreclosed on it will put more pressure on prices.
 
EvaL, 10/31 is their fiscal year end. Maybe next October would be an OK time to start haggling. Or maybe next, next October, heh.
 
Quarter end can also get some really good deals. They may need 5 more homes to sell to hit their goal. If you are lucky enough to be a buyer of one of the 5 homes you can get a really great deal. Of course that doesn't mean that the deal at year end won't be better but it could be. Just don't look at that chart IrvineRenter posted.
 
<p>Yorba Linda is located in north Orange County... I think it is the northern most part of OC. It is off the 57 and 91 freeways. Probably a 15-20 minute drive to Irvine with no traffic on the toll roads.</p>

Yeah, sorry, I know the Yorba Linda area. I just don't know anything about these particular developments.

<p>IR is right. The Marblehead project in SC which was originally started by The Lusk Co. had proposed that as the site as the home of the Nixon Library. It never happened obviously and Yorba Linda won the bid. </p>

<p>Nixon's brother was very involved in real estate development. I have no way to confirm it but my father told me that he screwed over my grandfather on a real estate deal. My dad as a life long republican never voted for Nixon. I wish I knew more of the story but such is life.</p>
 
My gosh! Four families of my people, (La Raza), could live in that thang. And still have room to rent out to a few trabajeros.
