Where is a good place to buy if not Ca??

My friends and I want to buy some investment propertys. I will wait for Ca to go down for a home. Any good ideas?? It needs to be in a good rental location. Thanks! Were currently looking at Florida, but not sure if its a good buy?
 
<p>Anyone have any specific thoughts on Dallas or Atlanta? On the occasions when we do consider leaving, those are the two escape routes most often considered, partly because I could easily transfer with my same company to either city --- but mostly because the home you can get for your money in either place is just ridiculous as compared to SoCal. And it seems you could probably carve out a similar lifestyle. Well, except for the ocean. And the weather. And I could go on and on....But any feedback or first hand experience on either city appreciated...</p>

Downtown Charlotte, NC. Look at the units in a building called Courtside. I think those can still rent at a profit and the city's growing like gangbusters. Also, they didn't have the crazy frenzy boom that the OC did.
