How easy is it to do a tear down in Turtle Rock?  (e.g., HOA limitations, city limitations, do folks leave up one old wall so it's a renovation, etc.?)  Obviously not a consideration for condo communities, but what about those SFR homes that have a common wall with a neighbor?

As TR is only getting older, i would imagine seeing more of these, vs. just regular-way renovations.

Not sure you can do a tear down on attached homes but I've seen a few detached SFRs that have been completely redone and actually look different from the surrounding homes so I'm not sure how strict the HOA is.

I've seen many- when you refer to attached walls, the house you are referring to has a zero-lot line, so they are all completely detached.  The Sierra homes aren't attached, nor are the Highlands or the homes off Silkwood.  I am not sure about the homes right off of Campus- those might be actual attached homes- and they are cheaper for that reason as well.

Most opt for a major remodel (leave one wall) vs. total tear down.  I remember there was an empty lot for sale a few years ago in TR due to a house fire,  but don't recall anyone scrapping off the old structure completely and starting fresh.
