TIC design center, flooring after closing

So I took the plunge and bought a Santa Clara Plan 2, and I've got an appointment with the design center tomorrow. 

I want to do as much as I can after closing, flooring for one, but other things like recessed lights and flatscreen prewire I might want to do w/ the builder. 

I know some of the members here have gone with Venetian for the flooring, and was wondering how competitive they are?  do they move the range/dishwasher out to do the flooring under there too, and reset them?  Same with the toilets?  Or do I need to hire another plumber for that work?  Will TIC allow me to close without flooring?  Or do I just go with vinyl flooring and install tile/wood over that (sounds ghetto)?

IP doesn't put flooring under the cabinets so i don't see why Venetian would do it.  For the toilet, Venetian will do it...there won't be a warranty for the bathroom area because of the potential water leaks and such.  IP is the same way if you put wood in the bathroom.  They make you sign a waiver saying that you accept all responsibility.

Venetian told me vinyl and carpet is excellent for redoing floors because it's the easiest to take demo.  You cannot close without flooring...so just take the default carpet and vinyl which is what I went with.

Their rates are very competitive.  I'd definitely shop around and talk to others...I'm scheduled to put my floors in next week so I'll let you know how it goes.  As I mentioned in one of the other threads, they actually came in $3K under what the Design Center was offering for the exact same flooring.  And they are upgrading my base boards for me for free ANd they are going to put flooring inside the storage closet where the design center was asking an additional $1200 .  If you add in the base board upgrade, that's another $500 so all in all I'm saving about $4700.
