Is there still a lot of Korean students still coming to Irvine from S. Korea to attend high school at Uni or Northwood? This was definitely very popular when i was in high school. Two of my cousins from Korea lived with us so that they can attend the high school i attended. I don't understand why Korean parents would want to ship their kids to Irvine to study english. When you get a group of Korean international students together = 'Big Trouble'. I would probably want to ship them out Kentucky or Tennessee where they are forced to speak english and interact with white people. Also with the dollar getting so expensive against the WON, I wonder if the new trend is sending your kids to attend high school in Shanghai or Beijing to learn Chinese.

Does that mean that the bottom for Northwood II, Woodbury, and Portola Springs will be between $200 - $250? Man.... home prices in Irvine are moving down sooooo slow....PANDA YAWNING.... It may perhaps take 5 years to get down to these prices. I mean there is this crazy Villa Rosa homeowner who is asking for 2006 prices for his house. I want to see some MAD toxic loan reset ACTION next year....!

I am telling you West Park Renter... there is a better chance that your kid will get into Harvard attending Aliso Niguel High, over attending University High... Well atleast that is what i am being told from everyone on this forum. :)

One kid got accepted to Stanford and 2 kids to Harvard. The kid that got into both Harvard and Stanford is a URM. So for the rest, hard cheese.

You forgot UCSD... I hear the campus is absolutely gorgeous near La Jolla. San Diego is beautiful. I've been to UC Berkeley Campus.... YUCK!

I met couple parents whose kids are at Uni and Northwood came from Korea. The sad part is that the separation of family, I'm not sure I like to do that all in the name of school.

I've seen too many kids get messed up this way. I definitely think that atleast the mom should come with the kids. My cousin who is living in Seoul was planning on sending her kids to Uni or Northwood was asking me for some advice couple weeks ago. It seems that Uni High and Northwood is well know at Seoul Foreign School (SFS). Her husband is a plastic surgeon in Korea so they are fairly well off. I wasn't sure what advice to give her, but I did tell her that I didn't think it was a good idea just sending the kids. I also wonder what type of strain this would put on one's marriage leaving the husband working in Korea and just sending money. Unfortunately, this seems more common than i thought.

This one is also on Weathervane closer to the cul-de-sac. I don't recall the house number but it does have a For Sale/Lease sign outside.

The floorplan is nice but I believe it was a rental as the previous tenants did not take very good care of it.

The downstairs flooring is travertine but it's not in very good condition and the upstairs is Pergo and also quite beat up.

We've looked at this house twice and I think if the owner/realtor cleaned it better and fixed it up a bit... it would have moved by now.

It is also up for lease and the monthly has been reduced at least 2 times.

Are the homes much older and less desirable in this area? Holy Smokes! the median home prices for Quail Hills' zip code is $985,750? Am I correct that QH is the lowest price per square foot for the entire 92603 zip code? i guess that is the premium you have to pay to send your kids to University High. WOW~!
 
92614 is the south part of Woodbridge and the area below (or part of Westpark I?) close to the 405 (north of it) with older and less desirable housing.

92603 includes Turtle Rock and Turtle Ridge (and Shady Canyon?).

Part of 92614 is Westpark and feeds into Uni. But the houses are very old. Nothing works. You need lots of money to fix them up.

Seems that Portola Springs (92618) has the best value per square feet for brand new homes. This home (Manzanita) is listed at $286/ppsf. Because of the high Mello Roos and HOA, prices need to get to $200 - $250 for prices to start looking attractive.

Portola Springs - Between $200 - $250 ppsf

Woodbury/Northwood II - Between $225 - $275 ppsf

Quail Hills - Between $250 - $300 ppsf

Do these ppsf prices seem right to all of you where you think the prices will be at the bottom?

I believe Irvine Renter told me that Aliso Viejo will bottom near $150 ppsf. I can't wait til this day comes.

Man, I've always wanted that 'Back to Future' Time Machine Car since i was a kid. I would punch in the numbers: "Irvine, California : Feb 12, 2020".

Wait, forget 2020, I may not like seeing what i see! (i.e. The Americans are manufacturing products for the Chinese), I want to go back to Irvine, California Feb 12, 1994, when times were REAL good living in America.
