<p>I suppose this could "out" me, but I negotiated with Taylor Woodrow to purchase Lot 278 at Las Colinas several months ago. Then, the base price was $1.274 million. On their "blowout special" website linked above, they raised the base price to $1.284. They're now offering only $63k in incentives; they offered me $65k. So the net price would actually be $1.221 on this website v. $1.209 I was going to pay SIX MONTHS AGO. They're also offering a full 3% broker co-op on the Las Colinas website; six months ago they only offered a $10k broker referral incentive. So, this "blowout special" is actually higher that the price I would have paid six months ago, when the market was vastly better for builders. I suspect the Irvine Company wont let them lower prices yet. </p>

<p>One other thing--several months ago, TW had not started contstuction on Phase 3 of Las Colinas, which includes Lot 278. Now, they have. When these houses are finished and sit unsold, I wonder what will happen. </p>
