Rent-to-Own Options

So I have been coming across a few listings in the Irvine and TR areas where the sellers are considering rent-to-own (lease option) contracts.  With where home prices are, is it wise to consider locking 'today's price' into the contract or see if the seller would consider 'market price' 18 months to 2 years down the road?

where have you seen these listings? I would be interested in something like that.
