Could someone explain to me why turtle ridge is so much higher? Will it go down? I plan to move to irvine 2011 and stay for 15 years. Because of the lower property tax and lower HOA, I was thinking of buying a distressed property and do anyone a complete teardown. Does anyone know if that is possible, or can you only remodel the interior?
 
Turtle Ridge is newer and the Mello Roos, er, "Community Facilities District" taxes are through the roof. Turtle Rock (1) didn't have such taxes, (2) has paid off the bonds, or (3) was financed in an era where the amount needed for the construction was less expensive than in the current/recent environment.
