So, I'm renting right now at one of the IAC and I have the cash to buy a house, but am looking for the bottom or near the bottom. Any predictions for housing in the upcoming years and when I should buy? I'm thinking of mid 2009, I should get in. Anyone elses thoughts?

I estimate early afternoon, after lunch... catch them when they are slow...

Don't buy right now Frank.. I stole Graph's time machine and just came back from Irvine, CA February 2, 2015. Villa Rosa Plan 2 in Woodbury was selling for $450,000. The demographics changed too. 75% of the entire Irvine population was Chinese as the currency exchange was 1 Yuan = $1 USD.

That reminds me of a joke that President Reagan once told. Of course the Soviet Union was still in existence then, and it frames a lot of the meaning behind the joke. With that out of the way, here goes.

A guy in the Soviet Union decides he wants to get a new car. So he goes to the appropriate agency, fills out the paperwork, and sees a bureaucrat who is going to tell him what kind of car he will get.

He's told the make, model, and color of the car and instructed to return to the agency exactly 10 years from today.

So he asks whether he should come in the morning or the afternoon.

The bureaucrat is puzzled and says "It's 10 years from now. What difference does it make?"

The guy replies "The plumber is coming in the morning"

I will assume you were not be facetious...

In planned economies such as the old Soviet Union, prices were set by the State rather than the free market. When the State sets prices very low, which they did for many goods and services, there were major shortages, and very long lines. The average Soviet citizen used to spend hours a day in line just for basic necessities. Winex's joke underscores how long people would have to wait for goods and services.

2012 will be probably be the bottom in real dollars, but the decline during 2011 and 2012 will be slight enough that it probably won't make too much difference.
