I'm not necessarily trying to gauge the quality of the craftsmanship, which we all know is on the shoddy side, but did the builder capture all your upgrades, selections etc.  And I also get that "several minor errors" may not be considered "ok" in some people's books but survey responses are limiting.  ;)  Also, if you did encounter any problems, how quick was your builder in rectifying the situation and how did they rectify the situation?

Does there have to be an end game?  ;D Just curious, particularly to know if anyone has had to deal with not seeing some upgrades and/or selections they chose and how much of a credit the builder extended.  I guess I just also want to know how common is it that a house is missing upgrades/ selections or is it just my home builder that is sloppy as heck.  :)
So far we are missing two upgrades (minor) and one upgrade was thrown in that we didn't select and the house is still 2 months away from completion.

I think in most cases you are going to see "ok". I don't recall if any TI buyer has moved into a "perfect" home and there may be a few who have had "major" errors... but not "unacceptable".

So you are asking if builders accurately give you all the upgrades you paid for?  I would imagine yes 100% in most cases.  Whether those upgrades were done to 100% perfection is a different story.

We were missing four recessed lights in the downstairs guest bedroom. Builder put them in after COE. Not sure how they missed it. The floor was spray painted "Recessed Lights".

We thought we ordered a jbox in the office which wasn't put in. Turns out we didn't order it (maybe we thought it was preplotted or that we ordered it because there is no way we'd not order it but sure as day, it wasn't on our order form).

Had the electrician who put in the recessed lights in the downstairs bedroom put in the jbox. Neither job is noticeable at all since there was only one hole put in the wall which was drywalled over.

AND the electrician charged a little over half of what the builder would have charged so we ended up paying less in the long run.

2 months away is far away.
But they can miss things.

Very minimal stuff.  Irvine Pacific was excellent in regards to customer service and responding to repair requests.  Very happy with them.

But didn't you buy a Brookfield La Vita?

I caught so many things, some big some small, including things like leaving out dimmer switches, leaving out recessed lights, putting the  completely wrong color in the master bath grout, leaving out upgraded vent hood. I would highly recommend swinging by at least every week or two to check on it if you live in the area, so you can catch the mistakes as they occur, rather than waiting all at the end to the point where it may delay closing.

And this is supposed to be a builder with a good reputation. The site manager was very nice and fixed everything promptly without push back, but sometimes things fall through the cracks due to miscommunication with the subs.

+1 on IP's customer service and repair request.

Brand new house never absolute perfect and it will take some time and effort to debug all the little things.  As long as builder provide excellent after COE services, it's all good.

Better than I thought, more goods and perfects.

Or is that rationalizing?

And it should be all perfects and goods. OP is just asking if upgrades were done. How can you forget recessed lights in a room? Or an item completely?  Amateur hour.

Houses are never delivered in perfect condition, unless you are completely blind or ignorant (or both).

Warranty process and repairs have generally been good in my experience, even after the 1 year period has passed.  Some builders are better than others in this aspect, obviously, so YMMV, but so far, so good.

Quick sound off of items fixed: doors, sliding doors, window panels, paint/texture, electrical, light ballasts, floor joists (uneven), exterior stucco cracks, and a bunch of minor things not worth mentioning.

Hiring a reputable home inspector at the 11 month mark after COE is always a good idea...that way you minimize any loose ends and identify any major wear/tear items when you submit the 1 year warranty work order.

That's what I was thinking.

Poll seems to say otherwise.

I think even bones said there may have been some minor things with her place(s).

But was that the OP's question?  Obviously no house is ever delivered in perfect condition with no customer care requests afterwards but all of my houses (7 to be exact!!) have been delivered with all purchased upgrades installed and accounted for. #ithinkweareansweringdifferentquestions

Yes.  Currently Under construction.  I currently live in Mendocino waiting for La Vita to be completed.  Irvine Pacific was very good.  Hopefully, Brooksfield will be equally excellent on customer service.

Don't really know what the poll asks for. But our home came with everything was requested. Obviously, the home needed some post visit adjustments. Still not perfect but close enough.
