Northpark - Campanile

I'll stop by this weekend to see whats up. I like Campanile and Northpark Square, and would go for one of these at the right price --- which I think is probably about $650-$700k for the Plan 3 and 4. Probably not much chance of that happening yet, but never hurts to ask, right?
 
CK, if their asking is $900K, there is no way you can get it for under $700K. In that particular area, it is possible you get one for as low as $300 / sq in couple years. any forclosures in that track?
 
I don't by any means think they would drop to anywhere near $700K now. But does not hurt to let them know what I would be willing to pay considering this market. As far as what they will drop to, the $300 sq ft scenario is plausible --- I was thinking (hoping) more along the lines of $280 sq ft....But if I could get one of these for $300 sq ft I would probably have to jump on it. But nothing more.
 
Visited here again today. Price sheet effective 10/9/07. Pricing down from July:

Residence 1 - Temp Sold Out

Residence 2 - Model closed (no pricing)

Residence 3 - From $887,480

Residence 4 - From $910,650

Nothing will be ready for year end, sounds like the next move ins will be in March. I got an inventory list for Plan 3 (the one we like) -- shows four available, all with pre-selected options, $877k - $887k.

keep in mind when a house is larger value ratio becomes lower.

I agree with this statement, but these homes are not big, so I don't think the $/sq. ft. should be lower. I think it has to do with value of kitche and bathrooms sq. ft. vs other areas. Also, it is important to consider lot size, location, etc.

CK, I'm sure you can find a $300 / sq. ft. Campanile home pretty soon.
