Early last month I listed a turnkey family home in the Rienda enclave of Rancho Mission Viejo on MLS. The home was built in 2023 and features 3 upstairs bedrooms and 2.5 bathrooms along with an upstairs loft and has 1,785sf of living space on a 2,741sf lot. The home is listed at $1,149,000 to sell fast.

A buyer submitted an offer after the first weekend of open houses and after 2 counters we opened escrow. We are scheduled to close on escrow in a few weeks.

wow, they really packed those houses into very small lots. how does the neighborhood feel/parking? and how is the commute out of the canyon now with that many new houses?

There is a section of the 241 that starts near the Ortega Highway and Antonio that gets you North to Irvine pretty quickly. For "non-toll road routes" the 405 (North or South) from Ortega is pretty janky 24/7 so yeah, it's a relatively tough commute no matter how you look at it. If you work South of Mission Viejo and want something built in the 2020's, this area could still work for many buyers.

Despite the fire risks and commute issues homes do sell out there, as Martin demonstrates.

They feel similar to motorcourt homes with driveways in Irvine. There was plenty of parking on the street when I was there. I took both the toll road and Ortega Hwy to the 5 and did not encounter a lot of traffic.

The crazy thing is that fire insurance wasn't too crazy for the home (less than $3,000/yr).
