Why is Nellie Gail Ranch so expensive?  lot of homes next to it in Laguna Hills are kind cheap. The price difference is huge.  any reason?  Will the price of homes surrounding area bring down the prices in Nellie Gail Ranch?
 
1. It's equestrian.
2. Big lots.
3. It's a "premiere" community, much like Quail/Turtle in Irvine.
4. The area below Nellie Gail is pretty dated but you can find some nice ones there.

Even Moulton Ranch, which is the newer part of that area has price premiums.
 
Quite interesting.  House in NGR sells for $350-400 /sf,  area north NGR just sells for $220-270 /sf.  There are older houses, but they got hit really hard.
