Need info for 1702 Crescent Oak Irvine

Can somebody tell me whether or not if this is a bank owned property/ foreclosure? I currently live in a similar plan and I'm thinking about selling and moving to a different place. The problem is the lising price is so low for this comp I might be underwater if i sell.

It is a short sale listed with Todd. You might call him and let him know you're interested in selling and want to know this information. He may be very forthcoming with info, given your motivation...

What is this, a pocket listing? I show this MLS number is not currently listed but on Muradian's site it says the status is "pending".

I wouldn't be surprised if it was. A friend of mine worked with Todd Muradian's counterpart (who works with the buyers, as Todd concentrates on sellers), and several of the houses she saw were "secret" pocket listings.

It's a listing that an agent takes but doesn't put on the MLS. Usually they just show it to their own clients (so they can get double commission). I can't see the advantage to a seller, unless somebody is willing to trade off a little privacy for a fair amount of money (limiting the number of buyers usually ends up with a lower selling price). Some pocket listings eventually go on the MLS if they can't find a buyer, or for a backup offer.
