The odds of the Switzerland thing happening just went from 80% to about 20%. So now I'm looking at 1br rentals with garages. A studio might also work.

Any ideas? Thoughts? Advice? Leads?

Landlords: I am high-FICO, six years with the same employer, many thousands in the bank, clean rental history, no criminal record, have no pets, and can sign for a full year.

I'll definitely consider private rentals but the LL is going to get the third degree. If they are genuine move-up buyers with a condo that cash flows, I'll consider them. If they are genuine property investors with a condo that cash flows, I'll consider them. If they are stuck flippers who are $80k underwater on a 2006 "can't lose" sweet condo purchase, I won't consider them. Actually I will, but only long enough to extract some schadenfreude.

Yes, IAC rentals and the like are mainly what I had in mind.

Oak Glen. 1 bd with detached garage, washer/dryer in unit, fridge for 1290 right now. Downside is small (500 sf) floorplan. But it's a true 1 bd not a studio.

Check out Enclave over by South Coast Plaza...they are going for $1,385 for a 700sf 1-bedroom plus you get 6 weeks free rent with a 14 month lease. I might move there if they have that special in the fall.

$1290 is impressive. I think these were $1400+ a year ago.
Yeah, the Jr. 1-bedrooms are getting down around $1,300/mo in most of the IAC properties.
 
I'm seeing some of the basic 2/1's come down to the 2007 price point of the mid-level 1/1's. Wow, I could afford a second bedroom and have enough money left over for Del Taco!

Dunno what I'd do with it... :red:

I'm currently @ Estancia and it's pretty nice. I'm not completely sure the 1br has a Garage (I live in a 3br and it does) but the location and area are pretty good. Close proximity to tustin marketplace and a walkable supermarket (samurai Albertsons...)
