Glennwood - Aliso Viejo

I'm interested in Vista Vallarta and Birch River in Glenwood.  Planning on visiting the sales office this weekend, but I would like to gather some information beforehand. Anything you can share would be welcomed!

I saw this sale:http://www.redfin.com/CA/Aliso-Viejo/42-Anacapa-Ln-92656/home/28925106which appears to be decently priced (lower than other homes being currently advertised).  8,000 sf lot!  Also, not sure if golf membership is included.

Any opinions on Shea Homes? Any opinions on these models or Glenwood in general?
 
I like those homes but I think they are overpriced.

Comparable Aliso Viejo homes in the area that have better locations (view lots) and lot sizes are less expensive.

From what I remember, the HOA includes membership in the golf clubhouse, but not sure if that includes the greens.

Another indicator of the high price is the fact that these have been for sale for quite a long time.
 
IHO, Would you have a few examples of homes in the area that you would consider having a better "value".  Value being, the home itself, the lot size, view, neighborhood, etc.  I'm open to all ideas!

The Mello Roos is also very high at Glenwood. 
 
Birch are 3000sf+ homes starting in the mid $800k (before upgrades and landscaping).... and since I'm particular to 3CWG so here's two that are listing at $799k:

While the lots aren't that big, I like the locations better.

But I do understand the allure of brand new... I just think that when you visit the homesites you'll see that it's a bit packed in and so getting up near $1mil is a bit pricey.

I like to be brought down to earth.  I'll see how I feel this weekend, but time is starting to tick.  Downpayment has been set aside and all we're waiting for is the right opportunity!
