Fundamentals of Rental Property

<p>Can anyone suggest a book, website, or other resource that would lay out some <em>real</em> fundamentals and guidance on investing in rental property? At this point, I'm most interested in learning about valuing a rental property (i.e., whats a good price).</p>

<p><a href="http://www.johntreed.com/positive.html">http://www.johntreed.com/positive.html</a> is a good start. He is a bit on the conservative side but for a first timer you need to think about what he says.</p>

<p>The most important thing is positive cash flow. This is something I haven't seen in OC since 2002. Trust me I have been looking. There has been a few that are 8 plus units but for a first timer it isn't the norm to have the 30% to 40% down for these places. If you are lucky enough to have that kind of cash look for 10 units and up.</p>
