What are some of the reasons this listing is on the market for almost 2 months? Is it entirely because it’s three floors or are are any other reasons- is it overpriced compared to comps or is there anything particularly concerning about Corte Bella. End of the day it’s a 4 BD home in Irvine, so what’s the catch here?

 
A 1575 sf home has no business being a 4 bedroom home. You look at those condos in PS, like Hillside and Arbor, they're 2000-2200 sf homes, being 3 to 4 bedroom homes.
 
Most of the 1575 SF is the staircases and landings. These are extraordinarily tight properties. Tour it with the dimensions of a queen sized bed in hand. You can't fit a "real" bed in most of those rooms. Bring along 25lbs of groceries/books/etc to see what trudging up the stairs is like. Blegh... This listing needs a $1.35 or lower price point to get some real buyer interest.

For $50-$100k more, you get a better floorplan and more space. That's roughly $250 more per month, but s huge jump in personal peace of mind comparatively speaking.
