The only 100% financing I know of is CalHFA, which has income restrictions and is limited to first time homebuyers.

I've heard of a 0 down program for teachers/educators through OCTFCU...but obviously that rules many out.

Very interesting. My first gut instinct was to say HFA, but I advised that there were restriction on earnings as well as they had to be first time home buyers. Since the wife is a teacher and he's a nurse, I think there may be a few programs available to them.

I have heard some of the ARMs at OCTFCU may be $0 down also. Not 100% sure, however, probably based upon FICO.
