Ainsley park is going to be open this Saturday.
I like the floorplan of plan 1 but not sure how long they will keep Irvine schools in their area.
I am thinking once city of tustin builds new school in the base somewhere they will re-assign
the school boundary and kick  Columbus grove tustin residents out of Irvine school district.

What do you guys think.?

What are the chances that this part of tustin will remain in Irvine school district.

Same chance as Northpark, Northpark Square, and West Irvine (all Irvine addresses) remaining in Tustin School District.  I don't see them changing district at all.
 
Stopped by today as were running errands since it was on our way to Target, two HOA's, $175+$150=$325, they didnt break out the mello-roos, but said the tax rate would be about 1.9%. No models or anything, just the sales gallery. There will be four units per driveway, the front units (plans 1 and 2) will only have a courtyard, the back units (plans 3 and 4) will have a yard. The back yards are about 15 feet deep and run the entire length of property. They dont have their prices set yet, just said they are starting in the high 400s and they will likely set their pricing sometime in the next two weeks. Sounds like they are trying gauge the demand ala TIC to see if they can raise their prices before they release them.

That's a steep HOA and MR rate... more central location than Woodbury but the extra costs are killer.

Was it crowded at the sales office? Was 'test' there handing out sales pamphlets?
 
they had a a pretty good crowd in there. you could still move around the sales office though. there were probably about 15 people in there when we were there.

Columbus Grove does not pay the TUSD bond tax for construction of the new school and hence will not part of that district.
 
I currently rent here.  One of the annoying things is that you can't park on the street overnight without safelisting your car.  You can safelist your car only 10 times in 1 calendar month.

Or you can pay ~$200 and apply for an annual street parking permit.  You'll have to justify why you can't park on your driveway or garage.

You do get warnings (approx 3-5) before they tow your car though.

Sadly I've had mine towed and so has girlfriend who visits on the weekends.  Cost about $240 to get out of impound.  I know it's my fault, but sometime you just forget to safelist.  Saving up to buy a house, but one things for sure, it won't be in Columbus Grove.  Probably not in Tustin either, because I think this street parking regulation is due to a Tustin city mandated covenant.
 
got the email today about the grand opening of the models this saturday. I was curious what the plan 4 (2,364 sq ft) was going for so i called and they said it was 570-575K. The mello roos is going to be just under 5K a year or $417/month and it has two HOAs totaling $335/month.  With 20% down and a 4.25% the net payment (assuming a 40% tax benefit on the interest) comes out to $2,857.

Seems like a better deal than anything they got at WBE/SGE/Portola.
 
Yes they are duplexes. I dont know that the backyard on these is going to be any bigger than the products WBE/SGE/PS though.  Primrose is actually probably the best deal out there for detached product, I think Casero is a bit more than Primrose. Casero is pretty nice though.
 
I did, some of the floor plans are funky, plan 1 and 2 have somewhat detached kitchens (not great room setups). Plan 3 has a master downstairs and the same detached kitchen setup.  Their plan 4 is probably the best executed floor plan i have seen, it maximizes the 2400 sq ft very well. It has the one bedroom downstairs, with 3 upstairs plus a loft.  The way they did the attachment to the other unit was very well executed with only 1 upstairs bedroom and bathroom really sharing a wall where you could potentially have noise issues.
 
I knew I could count on qwerty... I think he's seen just as many open houses/model homes as I have.

I liked 4 the best too but like the rest... not really a great room with the kitchen/dining a bit separated. Are the prices for the Plan 4 still in the high $500k?

the plan 4 is 570-575K, with no incentives at this point. the sales lady said the incentive was to live in one of their fabulous homes.  I cant remember exactly what the prices were for the other plans, but i think all of the other ones were in the 400s.

And you are right, ive been to every model home in irvine (well almost all of them). I would say plan 2 was my second favorite.

Just when in today and the sales lady said they sold out of Phase 1 over the weekend except for one Plan 3 left. We really liked the Plan 4 and thought it was a great value at only $243/sq ft, but when we saw the 2.1% tax rate, we got over it real quick :o The sales lady was also really pushy saying don't wait, the prices are definitely going to go higher in each phase.

One of my friends went around closing time this weekend and the sales day was trying to push him out the door because she wanted to close up.  She didn't even want to give him a brochure and he said he wouldn't leave without getting one.  haha
