10 Year Builder’s Warranty vs Roots in Pipe

Hello, Tenant complained of slow, bubbling toilet upon flushing. Plumber snaked and found roots at 17 feet in line. We are within 10 year builder warranty; any experience with getting builder to cover repairs? Plumber suggests there was a crack or gap in pipe causing roots to seek water in the line. Any advice re: roots or warranty appreciated.

I highly doubt that damage from roots is considered a construction defect. That said, I believe statute of limitations for plumbing and sewer systems is 4 years.

Who was the builder? If they are still building today, I'd visit a sales office and get some information - without disclosing the specifics of the issue you have.
Could the issue be due to HOA maintained landscaping? Not sure what the legalities are there, but worth questioning. Also, if you've got root issues, so do other owners nearby. Anyone else you know of going through this?

Check with the builder if the pipes were installed by the builder, or a subcontractor.

Are there actually trees 17' from your toilet? The trees should have been planted with root guard/barriers and not on top of sewer lines.
