I live in GP and was mainly attracted to the bigger lot + home sizes, modern design and nicer amenities despite the higher Mello Roos. TI tends to be very anti tax and has always been down on GP compared to EV / no mello roos areas. I’m still glad I chose GP and I used to live in EV.

What kind of panels did you install and how much comparison did you do vs. other products in the market?  How much are installation costs?  Are Tesla panels considered more price-efficient compared to powerwall batteries?

Nice - how many Power Walls did you install?  I was looking at this last night and Tesla recommends 2-3.  I've seen speculation that Powerwall 3 will be announced this year so maybe I'll wait.

We are still trying to finalize purchase but we narrowed to Cadence Park - we like the neighborhood / community feel and proximity to the new schools. 

IP has a better reputation/brand than KB but I agree with you - the premium is hard to stomach.  We were considering Fresco because we liked EW and IP designs but have decided to purchase in Great Park due to bigger home + lot size, despite the mello roos.

I think Fresco lots are a bit larger than Napa/Solano and other typical EW homes - IIRC Most EW lots are around 3K SqFt and Fresco is closer to 4-5K SqFt.  The price premium is still pretty steep for a pretty cookie cutter design - Probably IP is taking advantage of the location, low mello roos...
