Poll: Irvine Housing Prediction June 2022

Makes most sense to measure year over year declines /increases. What is the Irvine percent change June 2021 vs June 2022?

Newer Irvine listings with crazy WTF asking prices from equity sellers

Wow racist comment. Good to know how you feel about Chinese people.  Imagine if someone on this board said the same about blacks and Latinos

Newer Irvine listings with crazy WTF asking prices from equity sellers

Realtor is McSen and they market HEAVILY in Beijing, Shanghai and other rich top tier cities. Some value privacy over noise and the mcsen will say the toll road is rarely used, haha. Agree on ugly flooring but that is subjective and that house is highly upgraded (I do like the landscaping). ...

USC, what's your theory on why suddenly from summer 2021 through current, the voracious appetite and demand is here for Irvine? I mean, Irvine has always been a slight to warm sellers market since 2012 (dip bottom), but I've been tracking since 2003 (when I bought my first irvine property)  and...

    Fresco @ Eastwood Village

Eastwood clubhouse reservations for members: Carissa Andrus 949-508-1112, jmuck@keystonepacific.com I don't think there is a resident charge, but Eastwood requires a security deposit and proof of insurance covering the event.

New Listing - Crescendo Plan 1 home @ Cadence Park (116 Crossover)

The pregnancy excuse is prolly true and the client is desperate to move out of the birthing home she's staying at with the rest of the China moms, haha!

    Fresco @ Eastwood Village

We've discussed this. Per sales lady, the Fresco buyer is coming from the bay area - think big tech. They are not rate sensitive. Sell a couple more RSU's and decrease leverage to reduce any rate increase effect to the wallet.

Where the market is - Buyer Offers

Prices will keep going up, up, up in Irvine. Bay area money with their new indefinite work from home policies (i.e. Apple) are like heat seeking missiles target locked on Irvine.  We will be $1K per foot in no time.

    Fresco @ Eastwood Village

Checked out the fresco sales office past Sunday. 33 sites remaining and I asked how many on the prequal list. agent wouldn't tell me so I played the numbers game - 50? 75? 100?, I asked...she smiled and said over 100 - this is for 33 remaining sites. she said you might get lucky if you get on...

Would you buy a house now for semi-investment if you have the cash?

Hey Liar, the 2004 crash was directly linked to NINJA loans and subprime, Lehman, etc... Don't know what caused `89 (savings and loan?)  This time around, bank originations are strict and tight with LTVs 80% or lower - so even with current insane valuations (any way you look at it - cap...

Observations from the front lines of the Irvine housing market?

Actually republicans hate us Cali homeowners most by reducing the cap on our mortgage deduction and installing the  10k SALT limit. That?s hit us harder than any dem in my recent history. TurboTax gives my 5 year trend and under trump my effective tax rate jumped 7 to 10 points

How do you think about Northwood Pointe now?

Old floorplans and outdated finishes put downward pressure on prices. Nothing in NP is really turnkey by today's standards and it takes too much effort to gut and remodel 4k sq feet.

Does the All American Asphalt smell affect Eastwood?

I don't smell asphalt but I do smell the constant second hand smoke from my chainsmoking neighbor next door. gotta love these mcmansions on tiny lots.

Helena/Delano, Eastwood Village, are the best Irvine investment bets

Good point. And as soon as numbers dip right after a 25 point raise, FED will signal pause or even go back.

Newer Irvine listings with crazy WTF asking prices from equity sellers

We bought new in Eastwood and to my disappointment after moving in, found out half our street is owned by foreign investors (China) and they lease out (short term rentals). Since the market is so hot, they are selling for profit. I'm hoping new buyers will be owner occupied.

68 Irvine townhomes priced as low as $425,000

this is an interesting argument. is it better to buy at a subsidized $500K and be able to save for a future move up house or- buy at market say $1M, not be able to save but hope for future equity and price appreciation for the move up house Who is better off?
