Irvine Pacific Built Motorcourt homes - Condo or SFR?

We had similar issue when looking at homes. Many realtors and builders list and act like a detached condo is a single family. Some lenders give the same rates for both SFR and Detached condos in Orange County. For example we were quoted the same exact rate from Provident Funding for a single...

How important is owner occupancy rate?

We?re just buyers ourselves, but we were told by our broker and a couple agents to make sure and ask about owner occupancy before finalizing. They mentioned that it shouldn?t be a big issue in most areas of CA, but it can be in some areas of Irvine due to investors. Honestly not something we...

    Solar mandate

So the finished build date just has to be after Jan 1 for this to be forced. We?ll have to ask about this because we were not told about this when asking for price quotes on homes due to be finished by December. Maybe they are that confident they won?t get pushed into 2020?

How low can we go? 30 yr fixed at 3.75% with no fees...

We just didn?t really like those areas for some reason or another. Could be the house layout, proximity to neighbors being basically an attached condo, terrible parking setups. Little things like laundry isn?t he garage was basically a hard pass for my wife. Out of everything my wife liked the...

How low can we go? 30 yr fixed at 3.75% with no fees...

This is the best we?ve been offered for a condo, 700-750k 10% down. Most charge a significant premium for condo vs detached or require 20% down. Just curious if this is a good rate at the moment for a condo.

How low can we go? 30 yr fixed at 3.75% with no fees...

Considering this is a quote for an attached condo how does 3.75 with about 2k back in rebate sound? 10% down, high credit scores.

How low can we go? 30 yr fixed at 3.75% with no fees...

I guess we got really lucky deciding to purchase a home around now. We were offered a 3.75% no cost 30yr before any of this happened with the fed or China. Anything around 3.5 or lower and we?d be very happy as we are buying a house soon no matter what, it?s just luck that rates lined up with us.

Cox vs Uverse internet service 2019

We?re worried enough about just getting a phone signal in parts of Irvine. We?re considering a place in Portola Springs and we barely get a bar of signal there.

Cox vs Uverse internet service 2019

The thing is we don?t need gigabit speeds honestly. 100 Mbps would do it just fine. It?s just you don?t get a big discount going from gigabit to 100 Mbps with the 12 month offer. Long term it?s considerably cheaper.

Cox vs Uverse internet service 2019

I never thought I'd miss Time Warner. ATTs and Cox's pricing is so much higher for similar speeds. I'm mostly concerned about the actual price, not the 12 month initial price since were going to be there a while. I guess we could go with one, then switch to the other if they don't offer us a...

When would be next housing Bottom?

Sure we do, but we are also reasonable people. We are not going to assume the tax change will be repealed so we are planning on a payment based on today?s tax laws. If we knew the tax laws would change next year giving us a little extra tax break we could spend a bit more on a home loan and get...

When would be next housing Bottom?

I will say that the current tax laws are affecting our decision a little bit. Mainly in the price of home we are looking at. All we care about is the monthly payment, can we make it comfortably. A little bit of tax help could sway us to buy a bit more house. As it is now we can?t count on the...

Cox vs Uverse internet service 2019

We?d only want internet service. You are right that Cox seems expensive compared to ATT. Would signing up for the gigablast with 24 months of discount be a bad idea? Do they randomly raise rates during that period as well? I?d be fine trying Cox and then changing to ATT or threatening to in...

How low can we go? 30 yr fixed at 3.75% with no fees...

Also regarding my above comment. After talking with our previous broker he recommended we not pay down the loan as to make that back we?d have to be in the house for over 8 years making payments once you calculate the interest we?d gain by just having the buy down money in a standard savings...

How low can we go? 30 yr fixed at 3.75% with no fees...

We?re  only getting quoted 3.5% for the attached because Cal pacific is using US Bank as their partner. It?s the only setup where we get the same rate on attached as detached.

Opinion on Portola Springs lower end homes, 700-850k

Not that these are available, this is an old site plan I have. We?d prefer  an end unit, I remember there definitely being a premium on the end units. It seems like the obvious choice would be the side circled in red right? There is a hill there with vegetation, no homes except up over the hill...

How low can we go? 30 yr fixed at 3.75% with no fees...

We have been quoted by different lenders between 0.3 and 0.5% difference in attached vs detached. The kicker is the better rates on attached require 20% down which we don?t want to do right now. With new homes yes builders can offer the same rate. Cal pacific and is bank were quoting us the...

Opinion on Portola Springs lower end homes, 700-850k

Definitely, it?s the main reason why we are leaning toward attached there. 1. Cal pacific and us bank are offering us the same rate on attached and detached. We were quoted 3.5% on Sunday. 2. The HOA is $120 more a month, but since the HOA has insurance that apparently covers the house we only...

Opinion on Portola Springs lower end homes, 700-850k

We did actually. There were a couple small SFR we liked, but didn't like the area that much. We also looked at Laguna Woods, but for the money also didn't like the area. Laguna was getting far from our families and work as well. I think also a big factor is financial security, in that out of...

Opinion on Portola Springs lower end homes, 700-850k

We?re definitely leaning toward Brisa/Carissa plan 3 after seeing the areas again. The two story end unit. After looking at the move in ready homes at Montara we just didn?t like how cramped you felt. No view, right out your window is the next house, less light coming in as well. We like the...
