    Opinion on Tustin Fields?

To me that are near the district/legacy is pretty similar to Tustin Ranch. My parents still want us to look at Levity, but honestly that development is looking less appealing. We?d prefer Tustin Ranch proper, but not many homes available there. If a detached home at the right price is available...

    Opinion on Tustin Fields?

Anyone have experience with Tustin Fields? We have seen several townhomes and detached units there and think the area is nice, close to The District and technically gets Irvine schools although without kids yet that isn?t a huge factor for us. We haven?t been as interested in that area due to...

They?re also going to have some smaller condos and flats that?ll probably start around 650 for smallest around 1400? or something if I remember.

When would be next housing Bottom?

As a buyer I?ve been feeling from agents/sellers that things are slowing down. More price drops recently and agents showing homes mentioning that the seller thinks we can come in lower on an offer and work something out. Before earlier in the year it seemed like sellers didn?t want to budge on...

I don?t really understand the nuances of mello roos. What?s the total additional tax you?d have to pay in cypress village?

This is why flats were always out of the question for us. My parents wanted us to look at Nova in Novel Park since they had some smaller units, but they assumed (like most people did who were at the opening) that they had elevators. Every first time buyer/young couple was asking where the...

Advice on current Irvine/Tustin Resale market (<$800k) First time buyer

Wasn?t us. I think we have come to the decision to focus on Tustin Ranch and get a newer build (1990s) where the mello roos is very low, but still get the good schools. Bonus is the convenience of being 5 minutes away from my parents and if we get lucky walking distance to elementary school...

Advice on current Irvine/Tustin Resale market (<$800k) First time buyer

Yeah, that one popped in my notifications. I think it has some mello roos on it so make bit expensive, but we?ll probably check it out. No harm in that.

Advice on current Irvine/Tustin Resale market (<$800k) First time buyer

Yeah, we were quoted about 0.2-0.25% higher for a detached condo vs SFR and since those command a bit less on sale price it sort of evens out. For an attached condo it was a larger gap in rate. Only issue is a lot of the detached condos have high HOAs, relative to SFR,  which negate the savings...

Advice on current Irvine/Tustin Resale market (<$800k) First time buyer

To be honest we?d never pay 768k for that home, it?s definitely overpriced considering you can get one in Irvine that needs updating for 775k. If it gets down to around 730 or something maybe we?d consider it. The issue with that Stephenson one is its technically a condo so the mortgage rate...

Advice on current Irvine/Tustin Resale market (<$800k) First time buyer

I have to agree. Tustin Legacy is a lot more desirable than 92780. Take that from someone looking for a house. We can afford the prices there, but not the prices PLUS mello roos. We are on the Levity list just in case we really like those, but a condo is a backup for us at this point. We have...

Advice on current Irvine/Tustin Resale market (<$800k) First time buyer

Update after a weekend of open houses. So far we like the North Tustin area the best. The only area we can really afford is the area near Irvine Blvd that borders 92780. The Irvine homes we saw around 800k just didn?t have much work out into them. Some were really outdated and they wanted a...

Zip 92705 North Tustin vs Santa Ana address?

It?s mostly due to proximity to where my parents live near the Tustin ranch golf course. The high school isn?t that big a deal to us since we may not be there in 16 years when our kid goes to high school, but we know it matters for resale. There are some affordable homes in Irvine that are very...

Zip 92705 North Tustin vs Santa Ana address?

The area we?re looking in is the area closest to Irvine Blvd, and also parts of 92780 around there. Further north and it?s too expensive for us. That area looks pretty nice, I don?t see any odd or unkept yards honestly. Large lots, but downside to me is everyone seems to have a pool. We don?t...

Zip 92705 North Tustin vs Santa Ana address?

Yeah, after doing some searching it?s pretty confusing. It?s random what address people put there, some listings at 2 mil use Santa Ana and some put North Tustin. Only issue I saw was 911 calls being directed to the Santa Ana police and some complaints about mail delivery.

Zip 92705 North Tustin vs Santa Ana address?

We were browsing a few homes and past sales in the North Tustin area and were wondering if property values are at all affected by having the Santa Ana address? One home was listed as North Tustin, but when you look up the address on the OC tax assessors site it shows Santa Ana. Sort of a weird...

Advice on current Irvine/Tustin Resale market (<$800k) First time buyer

If a home has mello roos we really can?t afford it. The reason we can afford up to maybe 800k single family is a combination of lower rates, lower HOA and no mello roos. In that area we may as well go for a <600k condo or maybe consider Levity which opens soon.

Advice on current Irvine/Tustin Resale market (<$800k) First time buyer

We?re mostly looking at single family now. Do Columbus grove, square and Tustin fields have single families under 800k? I only saw townhouses when we were looking in those areas.

How low can we go? 30 yr fixed at 3.75% with no fees...

We have very little debt, just a car lease. A couple things showed up on our credit check like a dispute from years ago that although resolved, but those should be removed now.
