    4th of July Fireworks 2021

The Irvine High July 4th celebration is canceled this year. There's an Elton John tribute and fireworks show at FivePoint Amphitheatre with fireworks after. Has anybody done the FivePoint fireworks show in the past? How were they? Can you get a good view from the Great Park sports fields?

How does everyone think of Greatpark?

Anybody know if they're actually moving along with FivePoint X? The fencing that surrounded the land has mostly been taken down and it seems like they're preparing the land for something.

Best Ramen Noodle Takeout in Irvine

HiroNori at Sand Canyon and Irvine Center finally opened up. Food was just as good to me as the Michelson location. For now they're taking orders at the counter and taking payment beforehand if you choose to eat there. Tip is still added to your bill but they remind you so that you don't add...

    Retail Openings and Closures

Wienerschnitzel at Walnut and Jeffrey has closed and is being replaced by a KFC. I wish 7 Leaves moved over there so they could have a drive thru.

    Issues with new home build?

Has someone actually looked at the heater? When I moved in to my Cal Pac new build my AC wouldn't work. I looked around the unit and found out that the disconnect switch was left in the 'off' position. I flipped the switch to the 'on' position and the problem was solved. My 2 direct neighbors...

That side of CVE is really going to need an entrance/exit on to Great Park Blvd or Ridge Valley.

How low can we go? 30 yr fixed at 3.75% with no fees...

Closed/funded a refi with LenderFi this week. It took about 8 weeks. It started out rough with long periods of radio silence but once it got assigned to the processor it was pretty smooth. The processor I got assigned to made the experience positive in the end. I ended up with 30yrs at 2.625%...

    Mello-Roos of Irvine

Just viewed my 2020-2021 tax bill (http://tax.ocgov.com/tcweb/search_page.asp) and was pleasantly surprised to not see mello-roos IUSD CFD No 86-1 on it. Checked this thread and saw that it expired 9/1/2020!

How low can we go? 30 yr fixed at 3.75% with no fees...

Yeah, just don't be in a hurry to make that first payment. I signed docs on July 14 and my loan was funded on July 20. The due date on my first payment was Sept. 1. The letter from The Loan Store that stated that Arvest was now servicing the loan was dated August 3rd. The letter had my new...

How low can we go? 30 yr fixed at 3.75% with no fees...

When I closed with Owning in July they gave payment coupons with the closing docs to make the first 3 payments directly to them. After funding they sent a goodbye letter saying forget the payment coupons, servicing being was transferred to The Loan Store in San Francisco and payments will be...

How low can we go? 30 yr fixed at 3.75% with no fees...

Owning's rates were updated. Their 30yr fixed rates have dropped to 2.474% and 2.592%. Under their rates on their website didn't it used to say "No Closing Costs?" Now it says "No Muss, No Fuss," whatever that means.

How low can we go? 30 yr fixed at 3.75% with no fees...

I closed with Owning 2 weeks ago for 30yrs at 2.99% I already submitted an application with LenderFi to refinance again. Someone in the thread on the Bogleheads forum just posted that they got a rate of 2.5%, no points, no fees, 30yr fixed, $765k, 76% LTV, located in California. I want that.

For those that have closed with Owning, did they transfer servicing right away or did you have to use the payment coupons they give you in the loan docs and mail some payments to them?

Newer Irvine listings with crazy WTF asking prices from equity sellers

Lol, that one's been listed for rent ever since it was originally sold. I believe the owner wanted $7000/month and got no bites so they went UP to $7500/month. Still, obviously, no bites.
