Yes agreed. They were great for local catering.

    Fresco @ Eastwood Village

Yes. They did for my home. Eg of things they fixed for me over the course of a year: cabinet issues, countertop chip in a bathroom, touch up paint (think they just offer this one time, so we did it towards end of year 1)

Newer Irvine listings with crazy WTF asking prices from equity sellers

https://www.redfin.com/CA/Irvine/19-Ashford-92618/home/4746413 heard that this home went for 400k above asking. not surprised, thought it was way underlisted.

    Fresco @ Eastwood Village

+1 on IP not drilling an extra hole for us in kitchen countertop when we bought in Eastwood. We asked a few times.

    Fresco @ Eastwood Village

Another thing I like about Eastwood is there are no apartments. Feel like this keeps the density down some even though people definitely rent out homes/units.

irvine pacific - thoughts on the design center selection/service?

So sorry you had a terrible experience with IP. I would be super frustrated as well if I went through what you did. My wife and I actually had a really good experience with IP back in 2017 when we purchased our new home with them. Our work schedule is typical M-F 9-6p, so we always had our...

    Fresco @ Eastwood Village

Was over at Solano this past weekend and they?re selling phase 3 currently. All layouts around 3000sqft for 1.4M. I?m not really familiar with the reputation etc, but why is a smaller home from IP cost as much? I know the Fresco locations are better, but still?

    Upgrades at New house

The builder can sell you whatever you want to buy.  The issue is lenders will not close a loan without a certificate of occupancy. For the city/county to issue a certificate of occupancy, all flooring and millwork must be installed. Yes, you can buy a house without a certificate of occupancy...

    Upgrades at New house

The builder has to deliver you a complete home with flooring in place. You can?t send in your own contractors until the home is built and paid for. Flooring company will need to rip up the standard carpet/tile/etc. and then install. Costs less than going with the builder still in most cases.

    Piedmont - Options suggestion

In the process of choosing options for a Piedmont home myself now and had a question about the filtered water system/add on to the kitchen sink. We're considering the built-in fridge, which has no water delivery, so we would like drinking water dispensed easily somewhere else. Irvine Pacific...
