    The Oaks at Portola Hills

There must be something going on with the development.  I don't think they've started on a new lot at all this year and barely finished 1 phase in the last 2 years.

How low can we go? 30 yr fixed at 3.75% with no fees...

My experience is every $250K for a .125% reduction maxing out at .5%.  So to go from 3.125 to 2.625 borrower would need to move $1MM.

Yup, can confirm.  If you want a 2.625% 30 yr fixed free loan with owning, LTV must be 50% or less.  51- 75% LTV, it's goes up to 2.875% no cost.

How low can we go? 30 yr fixed at 3.75% with no fees...

I'm looking at a lender offering 3.75% with a lender credit of $3500 for a refinance.  Total fees comes out to be $1500.  If this is real, I calculate my break even in about 6 payments.  Is this too good to be true?

How Jared Kushner Avoided Paying Taxes

The real magic is how these loan request are being approved from the lenders since both Kushner and his pass through businesses report losses year after year.  For us common folks, this would never get pass credit.

    Housing Analysis

Where are you getting the comps for new construction sales?  I would like to know how much previous phases sold for in a couple of new communities in South OC.  From what I'm seeing when visiting the sales office, new phases are not "starting to drop a little".  They keep going up even with...

How do you guys feel about new construction?  Do you think builders may restructure their pricing on new phases now that sales are slowing and interest rates rising?

Rebate on New home purchases - Discuss

I can see the builder not wanting to lower BASE price, but what if the lot I'm looking at is a view lot with a $100K view premium added on?  Will they be more willing to reduce?  Also, can credits exceed closing costs and fees and the excess paid out to the buyer?

Rebate on New home purchases - Discuss

How would previous and current buyers even find out how much these new homes are closing at?  I'm trying to find out how much previous phases were selling for and I can not.  It's not like new construction sales are listed on Redfin.  Yes, buyers can find out what their models are currently...

Rebate on New home purchases - Discuss

What are the chances a builder will reduce the sales price by the amount of the broker coop if I do not walk in with my agent?  I feel like it would be the easiest way for me to get the so called "max rebate".  I mean, it really doesn't make a difference to the builder.  Either they pay the coop...

    Recommendations for landscaping companies

I've talked to neighbors and with the HOA.  Any alterations to the front/back yard that visually changes the appearance of the yard requires licensed contractors.  I received an email from the HOA about a small patch of dead grass in my front yard, so they are pretty serious when it comes to...

    Recommendations for landscaping companies

I'm no rocket scientist, but I'd lay the bricks around the existing drains sticking out of the ground.  Is laying brick pavers difficult? No.  Is it time consuming? Yes.  For 200sqft, it shouldn't take more than 2 days.  Unfortunately, with my HOA, I can't even replace a sprinkler head in my...

    Recommendations for landscaping companies

there're only 2 drains in the area that I would need to worry about.  I'd just score the bricks and cut them to size to fit around the drains.
