Costco merely has more traffic than most of the gas stations around, even though their gas stations are larger/deeper (district location) than others. Adding a new gas station will hopefully alleviate some traffic at District and/or spectrum Costco's.

Residence2 floorplan in Marin has the master bedroom upstairs with a guest bedroom downstairs. Two secondary bedrooms upstairs besides the master bed. Having the guest bedroom downstairs provides good privacy. Decent sized secondary bedrooms that I have seen in new construction.

Call the Kindercare at Deerfield. They offer pickup from Deerfield Elementary but not sure if they would pickup from Westpark. But they usually have some spots available most of the time.  Or, you could try starting your kids part time and they would have better chances to get absorbed full time.
