Yup, I attended one of the HOA meeting and the whole attitude of the Board was very puzzling.  My impression from that meeting was the primary obstacle for the guard was the Irvine Company rep on Board.

Probably that is why priced less than recent comps.  But yard is not that smaller compared to the other houses in the development and you get the privacy since no one is behind.
