Have you closed? Beacon Park is selling slowly in general, outside of Ellwood.  The Cal Atlantic homes (Torrey, Oakmont and Legend) are faring the worse it would seem.  But then again, K Hov's Rosemont lowered their prices significantly from opening day; not sure if Cal Atlantic is on the same...

No I am not representing Juniper Sales Staff.  I could have brought up Quail Hill/Laguna Altura/Turtle Rock too as comparisons.  Those communities per square footage are the priciest (aside from Shady Canyon) in Irvine.  Someone who subjectively does not feel that those locations are better...

I believe so but "better" in relative terms, I think (but am not certain as I haven't talked to a sales rep in a few weeks) that Pulte now leads the houses under contract contest with its counterparts although by a small margin. 

Although a sidebar to this thread... I think some of the blame for longer hours spent on homework can be given to common core.  When I was in 2nd grade 87-58 = 29.  Now 87-58 is a graph, a picture and an explanation of my thought process...how can homework not take longer? But to answer...

sure but pulte's larger released lots are all spoken for it would seem? and I believe they are selling better than the other builders in their category...it looks like (from the website) that they priced the model 2 and 3 pretty close in price now (whereas before there was a "60k" ish...

Did Pulte seriously raise prices? It looks like the sycamore model 2 was substantially increased.  Anyone have the latest lots available and price sheets?
