I am taking the plunge for Caserta II.  We'll find out on Saturday if we get the plan we want.  We've compared the layout to to others and the wife liked the flow of caserta over most everything we've seen so far.

I feel PS gets a better deal and will most likely appreciate faster but Caserta is around $390/sqft which isn't too bad though purchasing earlier would have been quite a bit cheaper.  I know a while back I read price per sqft in Irvine based on zip does anyone have an updated version of that?

I agree 550 would be a bargain but I've seen quite a few townhomes starting around 580 price point for 3 bedroom and increasing at each phase, though keep in mind that is base price.  From what Bullsback said and current market sales it seems like we would probably looking at closer to 600k for...

Out of curiosity how were you able to get this information?  I am trying to determine the rough mark up the builder would put on this when selling it.  Do you know any build vs sell price from the other neighborhoods that were recently sold?

I've read some builder costs for the developments in BP I was wondering if anyone knew of a rough price range of the communities being built?
