For the Oaks, it looks like every phase is going up by around $20k.  Started at 1.34, then it went to 1.36, and now it?s at 1.38 for Scarlett model.  Supposedly there?s 10 phases, that would be pretty sweet if it goes up by $200k when all phases are built out

I do feel there is a significant difference in Orchard Hills vs The Groves at Orchards Hills.  The Groves is security gated, has views, large lots, and is surrounded by more orchards, trees and foliage.
