actually the prices have dropped. i remember the plan 2 for latitudes north was $517K in 12/07, dropped to $460 in 3/08 and the last phase sold for $419 back in november. I don't know what the price of the next phase will be.

I noticed that portola springs has mello roos for 40yrs and I was told that this is standard for most new communities in irvine. Anyone know how long the mello roos last for quail hill, oak creek, etc...?
