    Where are you looking?

Come on. It has been well documented in the WSJ that circumstances etc effects outcome for schools like UCLA. They had an article on the front page comparing a Korean kid to a Latino girl. It appears that public schools have less leeway. There are articles on also IVY leagues from WSJ about...

INVESTMENT: Would you buy two 150k properties with higher rents in Tustin, or one 300k property in Irvine?

What are the HOA of these tustin properties? And does anyone know what is a reasonable rental rate and maintenance required per month? These look quite attractive. Even if rents are lower than 1400 or prices are slightly higher.

Forget escrows, here's what prices in Irvine are doing...

How do rent behave in an inflationary environment? If rent goes up it should eventually pull house values up. This obviously depends on how far we are from parity. Next question is, with weak US dollar, high inflation, and slow economic growth, where do you invest? Real assets appear to be...

    Where to live in Irvine?

I picked turtle rock over some other neighborhoods specifically to avoid mello roos. I think housing prices do not reflect the mello roos.

A new escrow thread for a new housing market...

Would be interesting to see if the back up in rates will slow down the number of escrows that IPO has been posting up.

    Frustration with Irvine inventory!

It will drop. Things tend to go to the extreme before it bottoms. I do not think we have seen anything extreme yet. Nonetheless, I did buy last year at the right time and rate but not at the right price. I had a good 3 months to negotiate and by then interest rate fell for a jumbo. Now, for the...

How long will it take for Irvine home prices to double if purchased in 2012?

At 6-7% increases or inflation, it will take more than 10 years. Rule of 72.

Could Irvine turn into the Beverly Hills of Orange County?

Oh trust me, my wife and I could really care less what others think. We are simple folks that just want to spend our lives together. I think we are maybe the most simple folks in our neighborhood. We do not compare ourselves to others. We obviously want to increase our wealth so we can retire...

Could Irvine turn into the Beverly Hills of Orange County?

I totally understand why someone feels poor even tough relatively we are much better off than most. After moving to Irvine and Newport beach area, my wife and I feel poor despite our high income. I think we are experiencing what graphx and others are calling "house poor." we are our neighbors...

    Am I obligated?

I hear you guys. Technically, you absolutely can walk away. However, there is some good faith involved here. I personally don't care which broker I use as long as he or she can push the paper work diligently. I don't use them to negotiate anyways.

Should she stay or should she go?

Wow lots of bantering on this thread. Nonetheless, learned something about sellers' agent duties will ultimately lie with the seller in a dual agency situation. That is very good info. I thought the agent has to be fair to both parties. Can see how both agents would lean toward sellers...

Learn the basic rules so you don't get rip-off by builders.

Most turtle rock homes fit the criteria.

IHB: Hopeful Few or Swallowed Up By Hopeless Many?

As bkshopr is saying, timing the bottom will be very difficult. Even if parity is not there, prices do not have to fall down. Prices can flatline as rent increases over time or mortgage rates go down. I however, think rates will go up due to inflation which will lead to higher rates but I do not...

Graphx do you have a time series chart on rental growth rate versus interest rates and interest rate versus median home prices?

Was at warren Buffett annual shareholder meeting. He brought up some interesting data about housing which made me wonder if anyone here have any of these data. How many new households are formed in Irvine on average every year? Second, what is the current inventory level in homes in Irvine...

If you only had (3) questions....(edited)

1 ask for a list of MLS rental listing and his or her opinion of what you can rent the place out for. You should already have a good idea what it is already and you can tell if he or she is pulling your chain. 2 ask her why the seller is selling. I am always nosy on what is going on. You...

    can you fire your realtor?

I do not think so since your purchase doc has your realtor representing you and fees etc.

I cant' decide to buy or wait?

So you are basically saying another decline of 36 percent from here. How much has it fallen already? If homes on average has fallen 30 percent already, you are saying that prices will fall a cumulative of 56% from the peak. I guess that is extreme but fair.

Garage as a home office in Irvine...what do you think?

Of course this bothers me. It increases density in the city once everyone starts doing it. I grew up in some nasty dense areas and it is not fun. Increase in density is when you start getting crowded street parking, long exit lines out on the freeway ramps, and traffic jams. Density matters!

Graphx do you have a time series chart on rental growth rate versus interest rates and interest rate versus median home prices?

Thank you. I am having trouble sourcing the data also. I just thought that you might have had the data. Thanks again.
