Assuming a Home and Mortgages...

We're very close to striking a deal on a property. The home needs some TLC inside, but is in an excellent area with great schools with a great floor plan. Financially, the home would break even as a rental and we intend to stay there for at least 10 years. The homeowner passed away and...

Take My Lease in Woodbury - 4br Stonetree Manor

WH indeed. Yes - and I read WH recorded a 117 degree day 2 years back - an LA first. Boy-oh-boy. Methinks I can stomach a Calabasas tract home after one or two summers. Of course Sherman Oaks is damn nice, too. Ahh, the joys of renting!

How much does the Irvine Company hate this site?

I wonder how many referring hits TIC's sites have collectively received from IHB. I can imagine a guy in the TIC mkt dept reading a WebTrends, Urchin, or Google Analytics report going "what the hell is this irvinehousingblog thing, and where did all this traffic come from?"

How much does the Irvine Company hate this site?

"Again, I pose an honest question, why would the Irvine Company care about what's posted on this blog? This company no longer builds homes, and it's primary focus is to rent apartments, lease commercial space, and operates resorts. Yes, they develop lots to sell to merchant builders and yes...

Take My Lease in Woodbury - 4br Stonetree Manor

Wow! The response has been overwhelming.

Yes, we did find someone within days of posting to IHB. They are set to start on 3/1, but I will repost if it falls through. Our goal was to get this done ASAP and avoid carrying the lease for too long. I learned from selling my home a few...

Take My Lease in Woodbury - 4br Stonetree Manor

FWIW, the parking lot last weekend was filled with knife catchers. For months, it's been empty. My sense is either a group of foreigners was bussed in... or these are the perfect match for the speculated revised conforming limit (ie 800 - 20% = 640) that folks got giddy.

Take My Lease in Woodbury - 4br Stonetree Manor

Zillow doesn't list the sale, but since she bought it in late 2005, I think the owner paid in the mid 800's. IR, considering the HOAs and mello roos, I think the value of the home is even lower. Not sure if the GRM takes those two into account on a purchase price.

Take My Lease in Woodbury - 4br Stonetree Manor

Here's the deal: I got a job in LA and need to move out of my rental ASAP. I negotiated with the landlord to break lease provided I will pay until it is rented. So I'm incentivizing this thing to hedge against prolonged carrying costs. This is NOT a lease assumption, but a new lease drawn...

    What jobs are in OC?

Boston2theBay:

"Cisco alone has 18,000 people in San Jose. Is there any single employer in OC that provides that many high paying jobs?"

Therefore what? More intensified exposure? Have you stopped to think it is a position of strength to not be too invested in a...

    Why shouldn't I walk?

"my first instinct would be to list it for sale in Jan for a price slightly above the market, and in no event below. "

Study after study has shown that wishing prices almost always lead to deeper losses. One was just posted in the Register (aggregated from the WSJ) a few weeks...

WSJ: U.S., Banks Near A Plan to Freeze Subprime Rates

"How are the bag-holders of the bonds going to be compensated for their lost expected payments? "

Buyers of these bonds are traditionally municipalities and fixed income investors, etc., who are going to have much lower yields than anticipated (as opposed to NO yields, I guess). So...

"If I was a banking a someone was making their ARM payment at 7or 8% and was current, I'd refi them for free into a fixed at a slightly lower rate (current market) in a blink."

Remember, these are mostly nothing down loans.
