I have to agree with lawyerliz, just like housing and cheap lending and healthcare and the indirectness of insurance payment, student loans have desensitized people to the price increases in education. Note that these three things are the only things that seem to go up faster than inflation...

The crazy thing is that AV property is actually much cheaper because of 5 years of inflation. Knock another 20% off to put it in real 2008 dollars. Yikes. It's like getting it at 2001 prices.

That's tough. Close to the train tracks in suburban-mentality CA is usually relegated to poorer communities. Different than more urban East Coast or Europe where being close to the train station is considered a big plus. I think the best balance might be to try to search around for a good...
