Villages of Columbus - Columbus Grove - Westbourne

Westbourne Plan 2 has a downstairs bedroom and the layout is actually quite open by most standards. But I agree, the location of that house would make it dark inside. I know because I almost bought a plan 2 in '07 until I found IHB.

Tustin Military Base Could Be Toxic.

Come on people... {sarcasm on} Pollution is underground at the El Toro and Tustin bases. Luckily, it is required by law not to leave the confines of the area it started. Over the last 50 years it did not indeed spread under all of Irvine and Tustin, and stayed in horrific...

My best friend is white, and he needs help.

Buy a house in Turtle Rock then make a t-shirt that says "Marry me and your kids will go to Uni High"

What's going into escrow - Irvine and maybe some Tustin too

I know this is subject to personal opinion, and I'm not attacking NP or NW... but as a person that works far west of the 405 NP and NW are too far for me. Are these areas REALLY that nice to support almost TR like prices? Or is it a case of name recognition/name dropper status? Again, I'm not...

What's going into escrow - Irvine and maybe some Tustin too

Didn't Heatherwood sell for $975k? How does that valuation compare? IIRC, it was about 2400 sq ft.

What's going into escrow - Irvine and maybe some Tustin too

I don't expect a major slide, but its coming, no matter what. Just as dirt cheap Corona homes will bring down the price of OC homes, cheaper Irvine homes will bring down the price of the last holdouts. If 2001 prices come to all of Irvine, and $500k homes are for sale on every corner, who...

What's going into escrow - Irvine and maybe some Tustin too

Getting a sucker to pay 1.1M for 2500 sq ft is one thing. Getting it to appraise would be the next challenge. TR and Northwood point seem to follow their own drummer, but that can't hold for very much longer.

What's going into escrow - Irvine and maybe some Tustin too

Ah, good point. I was thinking of the ones further up towards the channel. Sitting next to the light is not ideal.

What's going into escrow - Irvine and maybe some Tustin too

Moffet is not a soon to be busy street. Its a two lane road with a one lane bridge. The developer will have to build a completely new bridge over the channel to connect to the new "golf course resort" that's coming to the other side of Jamboree. Tustin legacy is on the back burner for...

Car wash recommendations in Irvine or neighboring cities?

Avoid Alfie's if you can. They charge $6 more for SUVs, and my car wash took over 45 minutes during lunch break. They refused to give refunds to the angry customers, even though they promised "15 minutes" when I dropped it off. Try the car wash on Lake/Barranca, I forgot the name...

    Is Tustin Fields getting killed?

Alexandria was the peak of Kool-Aid prices. Since Madison and Alexandria are equivalent in size, community (same HOA) and lot sizes, no intelligent person will pay much more than 825k for a house like that since they can always go buy a new one to their own specs. The people who paid 1.2M for...

    Is Tustin Fields getting killed?

Portola Springs has the 241, Portola Pkwy, etc. it can be noisy. Yes, if you stand outside, you sometimes hear a truck in CG. And sometimes you hear a train whistle, which will stop in the next few years due to quiet zones that have started. I'd rather have the CG or Westpark location...

    Is Tustin Fields getting killed?

VOC is not RSM or Aliso Viejo because of one major difference. Location. AV and RSM are far from everything, so you have to rely on the shopping center that they provide as part of your daily routine. From Columbus Grove, you're not forced to turn and drive to the District. Shopping in...

How is our neighbor Lake Forest?

There are a lot of good schools there, starting at the woods/lake and go away from the freeway the schools are good. There is also a very nice area about half way to Foothill Ranch which has very high end view homes good schools, neighborhood parks. I forget the name but its a great...

Villages of Columbus - Columbus Square - Camden Place

I think we all agree that it costs a lot of money to live in a new home in Irvine. Additionally, we can agree that if we moved to an old house in Costa Mesa it would cost less. Yes, there are many nice homes in other parts of OC that are a lot cheaper than Irvine. Your...

    Help with Foreclosure homes

I like owning my own place. When I rented, I always felt at the whim of the landlord, someone else controlled what I could do with my own house. When the patio cover needs to be repainted, I'm sure as heck not going to fix up someone else's house. But the landlord never "got around to it" so...

What about a $7800 credit back at signing, that can go right into your pocket? Put it in the bank and make your HOA payments from there.

    Where are the high ceilings?

Madison and Westborne in CGrove Tustin have 10ft ceilings, its very noticeable.

Villages of Columbus - Columbus Grove - Lantana

Just for the sake of correctness: Taxes, Mello Roos, HOA and Insurance for a home that size and price in Columbus Grove would be about 16k per year, not >20k. Don't get me wrong, its still a lot of money but lets not get carried away with estimations.
