    At least one of the flyers they were handing out at PP said that the Mello Roos could increase by up to 2% per year. Not sure if this is the case at Stonegate. I don't really understand how your mello roos can increase.

    You couldn't hear them from the model homes at noon on a Saturday, but like thegladiacmx said, the model homes are as far away as possible, the rest of the development will be closer to the freeway.

    I'm having trouble visualizing how close this will actually be to the 5 so I'm going to go check it out this weekend. There will be a street and a green belt, so maybe some of the north-eastern units will be far enough away.

    What distance is a "safe" distance from a highway?

    Used to live right next to Alton, very far from any freeway. Traffic wasn't a problem it was the sirens. But that's something a lot of people won't notice when buying. Could be worse, you could be looking at that little tract in Woodbury between Sand Canyon and the 133.

    Sending your kid to any of those four schools will leave them more than prepared for the diversity in college ("diversity" in terms of race/religion. Economic background not so much. This is Irvine.)

    Also I know IUSD recently got really strict with residency requirements due to the new funding method, but when did they get so strict about inner-district residency? In the mid 90's if you wanted to go to Uni for HS, you just signed up regardless of where you lived within Irvine.

    I've been looking into this a lot lately. The question is do you trust TUSD to ensure that the kids going to those schools are from that immediate area. Once kids start getting bused in from all over (not literal buses), scores will drop, and prices will drop. For my money, its IUSD or nothing.
