We were originally planning to buy in Arcadia. The lot size killed it for us. We ended up in NWP with lots of space around the house. The downside is all the remodeling ahead of us. Given the school zoning news, I think we made the right decision.

There are model homes going up directly behind Northwood High School now. I saw workers assembling the framing this morning. I think this includes the TUSD side and the IUSD side.

I really like the Hicks Canyon trail next to NWP. NWP also seems very quiet and peaceful. Biased because I just bought there. :)

It looks like TUSD is reaching across Culver. I'm guessing the IUSD side won't be developed until the Tustin side is sold. It seems awkward to be so close to Northwood HS yet go to Beckman HS.

Did anyone get polyaspartic polyurea installed? I'm looking to get this done soon. The Perkins site has some scary images of deteriorated epoxy. They make epoxy look worse than a bare floor.

If you get your place tented, be prepared to fix the roof afterwards. Hidden cost. Our current house was tented and they broke around 20 roof tiles. I had to pay a roofer around $400 to fix them.

Neighborhood 3 will clearly be the most desirable. Gated, views, IUSD K-8 and HS all in walking distance. The perfect bubble. I'd be sure to have good fire insurance.

Not all were sold.

Apparently they had big mirrors in the backyard to make them look bigger. So your landscaper will have to trim the bushes and clean the mirrors! Soon we'll have houses with paintings of trees on the back.
