    Tile work

Need recommendation on a good tile person to help with our backsplash for our kitchen.  Bonded and insured preferred.  Also, I would prefer to purchase the tile myself as I'm picky about the selection (split face cararra marble 2 x 1).  Also, any idea how much I should expect the labor would...

The Preserve, SFR by Toll Brothers in Yorba Linda

Qwerty you are probably right.  The Penteluma probably includes the 50K-60K lot premium while the Riviera does not and on top of that appears to have been discounted about 30-40K.  For the high 700s I would think Corte Bella in YL would be a way better deal.  Similar size, and much larger lot.

The Preserve, SFR by Toll Brothers in Yorba Linda

yes, lot size is small considering it's YL.  No HOA or MR if I recall though?  I'm curious why the huge difference in plan prices.

The Preserve, SFR by Toll Brothers in Yorba Linda

Curious if anyone has an update on this development.  From the few visits there they seemed to have trimmed the development to only two plans to choose from, the Riviera and the Penteluma.  As a few have mentioned before, the Riviera IMHO is a a little inferior model.  No foyer/formal entrance...

    Amber at Blackstone

Hey USCTrojanCPA, We are thinking of this development.  Did your buyer go with Shea Mortgage or outside. They are offering 10K (5K to closing costs, 5K upgradges) to go with in house lending but the rate is a bit high for 30yr mortgage (4.25/0points).  Doing the math, it would be approximately...

Strategies for negotiating on new construction

Sorry, we are first time home buyers.  My family and I are looking to purchase SFH in North or Central OC.  Not in a huge rush but probably looking to get something in in the next 6 months. We have seen several developments including several wtih Irvine Pacific.  Leaning toward something in...

    Irvine vs Yorba Linda

Thanks for the great advice.  yeah, I would share similar sentiments.  Right now I leave from Anaheim to Yorba Linda Blvd around 710-715 and it's congested but usually flowing around 55-60mph.  Slows a bit at Nutwood (CSUF) and then open.  It's amazing when CSUF is out on break as the 57 really...

    Irvine vs Yorba Linda

That's pretty good Qwerty. It's about 5-10 more minute drive from Yorba Linda exit to my work so looking at about 25-30min commute.  This might be a tough decision.

Baby proofing cabinets - handyman recommendations?

have you gone to Babys'R'Us?  They have several products for baby proofing.  The best are the magnet locks.  You can buy a set of 8 locks and a "key" magnet for around 20 bucks.  Easy self install.

    Irvine vs Yorba Linda

Thanks IndieDev for the input.  I know a couple coworkers coming from Newport and Turtle Rock and I don't think they are fond of the commute at all but they put up with it.  One of them is still driving his hybrid in HOV lane and taking the risk of getting ticketed.

    Irvine vs Yorba Linda

Hello fellow OCers, just wanted to get some opinions on commuting. Does anyone do the Irvine to North OC commute?  I work in Fullerton.  Thinking about moving family to Irvine and commuting to Fullerton.  It would be going against traffic (I-5 to I-57) but I hear it can still get busy on the...
