Qwerty you are probably right.  The Penteluma probably includes the 50K-60K lot premium while the Riviera does not and on top of that appears to have been discounted about 30-40K.  For the high 700s I would think Corte Bella in YL would be a way better deal.  Similar size, and much larger lot.

yes, lot size is small considering it's YL.  No HOA or MR if I recall though?  I'm curious why the huge difference in plan prices.

Curious if anyone has an update on this development.  From the few visits there they seemed to have trimmed the development to only two plans to choose from, the Riviera and the Penteluma.  As a few have mentioned before, the Riviera IMHO is a a little inferior model.  No foyer/formal entrance...

That's pretty good Qwerty. It's about 5-10 more minute drive from Yorba Linda exit to my work so looking at about 25-30min commute.  This might be a tough decision. 

have you gone to Babys'R'Us?  They have several products for baby proofing.  The best are the magnet locks.  You can buy a set of 8 locks and a "key" magnet for around 20 bucks.  Easy self install.

Thanks IndieDev for the input.  I know a couple coworkers coming from Newport and Turtle Rock and I don't think they are fond of the commute at all but they put up with it.  One of them is still driving his hybrid in HOV lane and taking the risk of getting ticketed.
