Newer Irvine listings with crazy WTF asking prices from equity sellers

Since 2020 (infinite QE) prices have been doubling every 3-4 years. https://www.redfin.com/CA/Irvine/137-Trumpet-Flower-92618/home/173442157

    Cielo million dollar price drops

This is what happens when you don't have a view lot. Even if the view is terrible, it's way, way better than this.

You have to tear apart the firepit seating to get it out. To take out the seating you to take out to firepit. To take out the firepit you have to take out the flooring. It's all concrete connected by rebar.

It's not. Just look at the pictures. You cannot put a flagpole on top of anything without it falling over. It needs to be embedded several feet into the ground surrounded by concrete.

Olivewood at Portola Springs by New Home Co.

How is that little, did you see the concrete footing the pole is embedded in? My point is it's not worth $200K and even if it was that's a drop in the bucket when you have clear line of sight to the pickleball courts. It's simply a red flag, if the current owner didn't get HOA approval for...

Maybe if the improvements were any good they might be worth something. You're not allowed to have any freestanding flagpole anywhere on your property. The new owner will have to spend $$$ to have it removed.

101 on the left, 139 on the right, don't back out of your driveway the same time the TWO neighbors across from you are backing out of theirs.

Olivewood at Portola Springs by New Home Co.

101 has a more usable side yard, it's deeper than 139 back yard. 101 also has a better cul de sac with fewer neighbors. Even the number 101 is better. But the pickleball noise alone is worth 1M imo.

If this pickleball home sells for asking then 101 Oakstone is a bargain, worth well over 5M in relative terms imo.

Landfill Smell in Portola Springs or Orchard Hills Summit?

Right but you have to look at the topography. Wind blows along the canyons and basically follows Bee Canyon Road.

    Cielo million dollar price drops

Depends on the corner lot. View lot implies there's no one directly behind you looking into your backyard. If you can get a corner lot that has no one behind you then that is 🤌

    View lot 83 for a non-view lot 63 price.

    Cielo million dollar price drops

If you get it for that price it will be another example of view lot selling for non-view lot price, lot 63.
