We've been checking out homes in Turtle Rock. Great lots, nice parks and obviously older homes. While there isn't a lot of inventory, from the chart below it looks like prices continue to drop which I would not have expected in that particular area given low turnover and comparable rent prices...

Why are these homes in Westpark so reasonably priced? New to Irvine so trying to understand the different locations? http://www.redfin.com/CA/Irvine/3742-Claremont-St-92614/home/4656328 The newer part of Westpark has University High while this area goes to Woodbridge? Is that the main difference?
