    Supposedly, you can paint it white if your stucco color is white. Basically, it's allowed as long as it matches your stucco color. But the 111 Orbit shouldn't be allowed since it doesn't match the stucco color.

    Stop spreading misinformation about the landfill smell in PS. The smell blows toward Eastwood and Stonegate, not PS. The Santa Ana wind blows west and southwest and PS is mostly south (and even southeast) of the landfill.

    Aren't the TB homes in OH4 much larger than Evergreen at The Meadows? Evergreen homes are 3400 to 3700 sq ft while OH4 will be up to 5000 sq ft.

    I know you were doing that. That's what I stated. I was pointing out that 110 Nest Pine is 7000 sq ft home sitting on a 0.33 acre lot, with 4 car garage. TB can't comp that home against their 5000 sq ft homes with 2 car garage.

    The $3.25M is due to the extra $300k for lot size premium . I think the starting price is around $2.9M, if the lot size is below 6000 sq ft. In the July release, Plan 2 with 7828 sq ft lot went for $3.35M.

    OH has quite a bit of location premium over PS. Ravello costs almost $1M more than Cielo. And KB Home's Fresco, which is a lot smaller than Cielo, costs as much as Cielo. Whether or not this premium is worth it, who knows.
