    Airport Fire would not have affected Portola Springs since it was in RSM. Santa Ana Wind tends to blow southwest, not northwest. RSM and Lake Forest would have been more at risk than PS by Airport Fire.

    It's safer and also less work for the USPS. They don't have to drive around the block. And the package lockers come in two sizes, the big one pretty big. I agree that this setup is better.

    3 car wide garage requires bigger lot width, so that's not going to happen, regardless of how big the home is. At least, this 4911 sf home comes with a 3 car tandem garage. That's the best you're going to get in new Irvine areas.

    FCBs are used to living in high rises, so they would naturally value view lots more than larger lots. They're used to not having any lots at all. We value larger lots more than view lots, especially since the premium for larger lots is $100k-$300k while view lot premium is $1.5M. Not worth it...

    Doesn't matter top of the hill or not, if they're not view lots, they're not selling for $7M+. There's a premium for the top of the hill, for sure, but nowhere near view lot premium.

    As IHO said, electrical and structural need to be upgraded with builder because you can't really do it after COE. For my wife, kitchen is the most important feature in the home, so waterfall island, kitchen countertops, stacked cabinets and cabinet doors/handles, are a must with the builder...
