    2026 Happiest Cities in America

Hybrid, at best, like 3 days in the office. No full remote jobs anymore. Even VMWare engineers were invited by Hock Tan to look for another job if they insisted on not coming into the office 5 days a week. Not even hybrid would do. :ROFLMAO:

    2026 Happiest Cities in America

I don't think Fremont is more expensive than Irvine. And Fremont is quite a bit cheaper than the Santa Clara County cities to the south, but commuting to San Jose for work is a pain though.

Considering how he had been running things behind the scene in recent years, I would say it's just history repeating itself.

Altair - new Irvine luxury housing by Lennar/Toll Bros - not Great Park, not TIC

Apparently, it's a 17-year-old kid, supposedly in his 4th year a local college, who posts chemistry-related videos on his Youtube channels. "A chemist who reviewed the YouTube videos told NBC4 that the teenager appears to be producing what could be considered dangerous free agents, substances...

Olivewood at Portola Springs by New Home Co.

That's why we turned down Olivewood during Phase 1 when we were offered a Plan 3. It's like 5 ft to the back wall. And it was at higher price than the Cielo Plan 1 we purchased, which was 21 ft to the back wall.

Obviously, the commission is paid by the seller. Why did you think seller selected cash buyer with 2% commission?

This is a lot smaller than the Cielo homes, though. This one is similar to Olivewood in size, and that neither home has high ceiling.

Toll Brothers is building another community in the Great Park

Really? TB has a tendency of selling before models are up. I remember when I was going to get on the priority list for The Meadows and they started selling even before starting to build the models. We drove all the way down here to check out the site, but didn't like how the site was like a...

Orchard Hills 4 - "The Summit" Updates

Those townhouses near Great Mall? That's more like 20 years. They were being built around 2004-05 time frame. It was about the same time we bought our first townhouse in South San Jose, Communications Hill, near Capitol and 87.

You have to bring them out to the street. Garbage trucks don't go into the share driveway. Right before we moved out some of the garbage bins were half blocking the share driveway exit. It was a pain. It wasn't so bad in 2022 when we only had two bins, but it got a lot worse after the city...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Nah, homeowners do that too. That's the main reason we decided to move from Bluffs to Cielo. At least, with SFR, they park in their driveway. With detach condos, everyone parks on the street. There's no space to put the trash cans on garbage days, especially with so many condos sharing the...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Personally, I don't like to invest in real estate because it makes the money illiquid. However, the ROI is different than the stock market. The reason is the capital involved. Let's say you buy a $2M home with 30% down. That's $600k. The appreciation is based on $2M, but your capital is only...

    Cielo million dollar price drops

They put in 11-12 panels, which is about 4kW system. It's mandatory for new homes to install solar panels, but with NEM3, it's useless unless you install battery as well. It's unnecessary cost to install a big system without battery.
