IMHO I think you will see the larger complexes that TIC owns stay flat or slightly higher. To me TIC markets many their properties as being lavish with exceptional amenities that are far above the rest. On top of that I think they would rather hold prices high and have vacant apartments then...

GN....I am not sure how builders subcontract out their materials but when I worked at GE we would have multi yr contracts to buy certain materials. As a result if Copper, Aluminum, or the part that we were buying went down in cost for our supplier, the supplier would retain that margin...
