    Kids or Pets

Not surprising since it's cheaper to rent than buy in Irvine. With HOA, Mella Roos, etc, you'd  probably need to put 30-40% down to achieve rental parity.

    Cypress village vs Orchard Hills

    Even more overpriced.

    Cypress village vs Orchard Hills

Seems expensive to me for a Plan 2. Not sure if all those upgrades are worth it.

If your budget is $750k to $850k....

I faced a similar budget and scenario last year. Ended up going with the detached condo (Jasmine @ Cypress Village Plan 3). One thing that's usually not mentioned is that it's easier to buy a new home, just put your name on the list and wait until they call you. If you are going for an older...

    Cypress village vs Orchard Hills

Yeah, I'm aware of it. I was just talking about the noise. I have an air filtration system, not sure if it does anything. For what it's worth the elementary school is a block away from me and the kids run around all day breathing the air in, hope the freeway pollution isn't that bad!

    Cypress village vs Orchard Hills

Moved into Jasmine @ CV last year which is the closest to the freeway. I can't hear the freeway noise at all from inside. The insulation is really good on new homes. I can blast my home theater all night and get no complaints. I've tried listening from my backyard and can't hear the movies...

Detach Condo - What are the cons??

I asked this to the Irvine Pacific salesperson when I bought Jasmine @ Cypress Village. She said they are technically "single family detached condos" and you do own the land. Whether she's right or wrong who knows. After living for a first time in a detached condo for about 8 months now I can...

    cat 5 data module

Well, you want the modem to connect to the Internet port of the router ideally. Then another line goes from any of the other router ports to the switch and then everything else connects to the switch. I have my router and cable modem downstairs in the living room next to the TV. Then the router...

    cat 5 data module

Most people put the router in the closet. You can put the router in any room, however you will have to make sure that that room's ethernet cable goes from the wan/Internet port of the router and on the other side (master bedroom closet) it goes to he modem.

    Cox internet speeds

Called last week and they said by end of year hopefully.

    cat 5 data module

Just go to Amazon and get a TP-Link or trendnet 8 or 16 gigabit switch (depending on number of room) and a netgear nighthawk x4.

    cat 5 data module

Are you talking about the cat5 ethernet in every room option on a new house? If so all should go into the master bedroom closet panel where you put a router and switch to connect everything.

    Mello-Roos of Irvine

I purchased a Jasmine Cypress Village home in July and we moved in last September. I haven't gotten any Mella Roos bill yet at either the new address or our old apartment (cause it forwards). Have paid the regular taxes ($800 something at purchase, then again a couple months ago). How often and...

    Cox internet speeds

This isn't a good test then unless you were like running 802.11AC and 5 feet or less from the router.

    Cox internet speeds

Cox tends to overpromise and underdeliver. Something is wrong with your modem or router or an issue with the line if you are getting that much underperformance. I'm an IT consultant and hate AT&T U-Verse and DSL. They are totally dependent on your distance from the central office, unlike cable...

    Jasmine at Cypress Village

Standard. I could have upgraded at design center but they wanted almost twice as I've as third party. So I just had it done after we got the keys and before move in.

    Jasmine at Cypress Village

I actually moved in in September, not sure why I said December. We bought in July and it was a quick move in so there were already options built in and we could only decide on flooring and window coverings. Ended up doing those aftermarket so I didn't add any more options. Was $767,612 ($732k...
