Olivewood at Portola Springs by New Home Co.

I would rather look at my neighbor's windows if it costs $1M less.

It's true that lot 74 has an additional view to the south, but that's just looking at the hills. Not worth that extra $1M.

    Azul @ Portola Springs

The homes on Sunnybank aren't true view lots, so their premium is about $500k vs $1M for the ones on Bright Star.

It's not $1M premium for view AND larger lot. It's $1M premium for JUST larger lot. Both lots 74 and 80 are view lots, but lot 74 is $1M more expensive. The other thing is that in terms of distance from the house to the back wall, it's the same. Even though lot 74 says 6097 sq ft lot, its back...

Actually, Azul Plan 2X is 3215 sqft. Original Plan 2 was around 2900 sqft or so. Original Azul Plan 3 was around 3200 sqft and 3X is 3552, making it bigger Cielo Plan 3's 3473 sqft.

Yeah, basically, the $4.5M one has 3 premiums, view lot, end unit lot, and big ass lot compared to the rest of Olivewood lots. Still, though, paying an extra $1M for end unit big lot isn't worth it. Compare lots 74 and 80, end unit lot size is the only difference and the difference in price is...

Olivewood at Portola Springs by New Home Co.

Azul Plan 2 is smaller than Olivewood Plan 3 while Azul Plan 3 is similar in size. On the other hand, Plan 2X and Plan 3X are much larger. Also, Olivewood homes have much smaller lots. The only advantage Olivewood has is its higher location.

That is true. My brother-in-law did exactly that with Arbor. He low balled them on a view lot one. They countered that they might have an offer, so my BIL told them to take the offer. After a while, they reached out to my BIL and said that they would take his offer because the other offer...

New Detached Condos Coming Soon at Los Olivos

$1200-$1300/sq ft for detached condos is nuts though. I mean, it would still be acceptable if they were single family residences, given the location.

My wife likes that kind of stuff, but it's not my style. She would order from Yu's Garden when she goes to 99 Ranch on Jeffrey. I really dislike express food fried noodles because they use thick noodles. Real HK places use wonton noodles.

    Retail Openings and Closures

I have yet to find a Chinese restaurant in Irvine or Lake Forest that I like. There are some decent Taiwanese places, but Cantonese food sucks. Dim sum is overpriced and mediocre. Rowland Heights is too far away now, but sometimes we go back to Chino Hills to get Cantonese food when we go visit...

Exactly, if you're buying a primary residence, it doesn't matter when you buy. What matters is what and where you buy. Does this house have a layout that you want? Check. Is this house in a neighborhood that you like? Check. Then you buy. Simple as that.
